PEYLAA Phuket marks the Asia-Pacific debut of Autograph Collection Residences by Marriott International, bringing the brand’s independently designed residential concept to Bang Tao, Phuket.

Autograph Collection Residences is a portfolio of branded homes managed by Marriott International, built around the brand philosophy “Exactly like nothing else.” Rather than following a standardized design template, each development is intended to reflect its location through distinctive architecture, design, and character.

The collection currently includes 17 properties globally, with residences in markets including London, the United Arab Emirates, and the Caribbean. PEYLAA Phuket represents its first residential development in Asia Pacific.

Developed by Bangkok-based lifestyle developer Capstone Asset, PEYLAA Phuket combines branded residential living with hotel-level services and amenities. The residences will be managed by the onsite Marriott hotel operations team, providing owners with professional hospitality management and service standards.

  • Total Units: 408 fully furnished freehold residential units.

  • Buildings: Seven-storey low-rise structures spread across a 10.8-rai site.

  • Master Plan: Includes a co-located 126-key Autograph Collection hotel and curated retail spaces.

  • Location: Located in the Bang Tao-Cherngtalay corridor near the Laguna Golf Course, about 600 meters from the Boat Avenue lifestyle hub and 1.9 kilometers from Bang Tao Beach.

Why Phuket Was Chosen for the Asia-Pacific Debut

Phuket was selected as the location for the first Autograph Collection Residences development in Asia Pacific as the island continues to develop into one of Southeast Asia’s most active international residential markets.

According to Titiwat Kuvijitsuwan, CEO of developer Capstone Asset, several factors contributed to Phuket being selected for the milestone project:

  • Post-Pandemic Relocation Wave: A major shift in global buyer demographics and a sustained post-COVID surge in international relocation turned Phuket into a primary destination of choice, shifting buyer focus toward the Andaman coast.

  • Maturing Market Status: Phuket moved past its old reputation as a purely seasonal holiday spot, cementing its standing as a mature, structural real estate and investment hub.

  • The Bang Tao Corridor Appeal: The prime Bang Tao and Cherngtalay area offers an established lifestyle ecosystem nestled near Laguna, Boat Avenue, and high-end beach clubs that continuously attracts affluent global buyers.

  • A Fit for "Exactly Like Nothing Else": Marriott’s Autograph Collection relies on a distinct, individualized design ethos rather than rigid templates, mirroring Phuket’s unique tropical and cosmopolitan identity.

Branded Residences Continue to Expand in Phuket

PEYLAA’s launch also reflects a broader shift within the Phuket real estate market toward internationally branded residential developments.

According to CBRE Thailand, Phuket has become Asia’s largest resort-style branded residence market and ranks fifth globally in terms of total branded residence supply. Thailand as a whole accounts for approximately 26% of Asia’s launched branded residence supply.

Phuket accounts for over 3,400 branded residence units across more than 30 active or pipeline projects, outpacing regional competitors like Hua Hin and Pattaya. The west coast of Phuket, specifically the Bang Tao and Cherngtalay corridors near Laguna, captures nearly half of all localized demand.

Why the Sector is Booming

  • Long-term Lifestyle Assets: Affluent international buyers from Europe, Asia, and the Middle East view Phuket properties as secure, long-term collectible assets amidst global economic and political uncertainty.

  • Financial Returns: Branded condominiums in Phuket can command a price premium over comparable non-branded properties. Available market data cited in the article indicates a premium of around 28%, with estimated gross rental returns in the region of 5% to 8%. Actual investment performance will depend on factors including purchase price, management costs, occupancy, rental demand, and future resale conditions.

The arrival of Autograph Collection Residences in Phuket is therefore significant beyond PEYLAA itself. It provides another indication of Phuket’s continued development as a year-round international residential market and the growing role of globally recognized hospitality brands within the island’s property sector.
