How Much Is a Property In Phuket In 2026
Phuket Property Prices 2026: Condos, Villas and Market Trends
2 July 2026

Phuket property prices in 2026 vary significantly depending on location, property type, and proximity to the sea. From entry-level condos to ultra-luxury villas, understanding the price landscape is essential before making a purchase.

Spoiler alert: they’re higher than they used to be. Joking aside, we’ll make an effort to dissect Phuket property prices a bit. Overall, prices of land, construction, and finished properties have risen steadily over the past few years, bolstered by international demand, the recovery of the tourism sector, and the economics of supply and demand. Phuket may still be more affordable than many other comparable global resort destinations, but buyers in 2026 can expect a wide range of prices depending on property type, location, and proximity to the sea.

Phuket Property Prices 2026: Condos, Villas and Market Trends

The Average Price in 2026

According to available data, the median property price in Phuket is about THB 8.7 million, with the average price closer to THB 13.8 million. Phuket’s a fairly large and varied island, and the most expensive luxury homes skew average prices. However, what may be more helpful in a practical sense is to know that most residential properties fall within the range of THB 4-28 million. This means buyers can find everything from modest condos to high-end pool villas across the island.

Entry-Level Properties

For those interested in getting into the Phuket property market at the lower end, condominiums are typically the best bet. It is possible to find a small studio or older one-bedroom condo in inland areas such as Phuket Town or Kathu that can start at THB 1 million or even less. You can expect these units to be around 28-35 square meters and located in older buildings.

Moving on to modern and perhaps more spacious condos, you will start to find options in locations closer to the beaches once you get in the THB 2-4 million range. Reaching the next bracket of THB 4-7 million is when you can expect to find roomy 1-2 bedroom condos close to beaches and boasting nice amenities like underground parking, fitness facilities, and capable management. Buyers who want something closer to the beach or in popular expat areas like Rawai or Kamala may pay a higher premium.

Mid-Range Homes and Condos

Mid-Range Homes and Condos

As one might expect, mid-market properties comprise a large portion of Phuket’s real estate market. For a two-bedroom condo in this sector, one should expect to pay around THB 8-12 million, with larger three-bedroom units exceeding THB 20 million, depending on the location, and especially the view – everyone loves a sea view.

For those seeking more space and privacy, a small private pool villa will generally run you at least THB 15 million, with the majority reaching into the THB 15-60 million range.

Luxury Villas and High-End Property

For the most exclusive properties in Phuket, or all of Southeast Asia for that matter, your search will be on the island’s visually striking west coast, especially around Kamala, Surin, and Bang Tao.

Sea-view pool villas in these prime areas start around THB 50 million and can reach as high as THB 200 million for large estates with panoramic ocean views. Ultra-luxury properties do exceed THB 250 million, particularly when on the beachfront or within exclusive private estates.
