When it comes to the island’s modern iteration as a resort island, it had modest beginnings, but it is now evolving into something much bigger. Rapid development, international investment, and ambitious infrastructure projects are certainly transforming Phuket. The island’s property market, infrastructure, and long-term investment appeal are being shaped by a combination of government policy, private developers, and local businesses.
The People
While most island residents may feel like they themselves have little say or sway in what does or doesn’t happen in Phuket, the collective island population certainly does. For example, in the 1980’s, a mining company tried to build a huge refining facility, but the plan was scrapped following huge protests by the locals. Similarly, several years ago, Rawai government officials attempted to quietly clear a swath of beachfront forest on Nai Harn Beach to construct a 40-million-baht Hollywood movie museum. An emergency public council meeting was inundated by residents who strongly protested the use of public land for the project, which was subsequently scrapped.
Government Vision
Of course, the most significant influence on Phuket’s future is the Thai government’s long-term development strategy. Provincial authorities have outlined a 20-year vision to transform Phuket into a “new economy city” with a focus on sustainability, innovation, and high-value tourism. Plans include promoting the island as a hub for health and wellness tourism, international conferences, sports tourism, and tech-driven “smart city” initiatives.
A major limiting factor looming over this vision is the need for complicated, expensive, and time-consuming infrastructure projects. While these types of projects are discussed and touted in the media ad nauseam, few have actually been implemented. Three major projects – the Patong Tunnel, the Phuket Light Rail, and a pipeline delivering water from Surat Thani – have been discussed for over a decade. While projects like these are crucial for the future livability of Phuket, they are also highly politicized and sometimes face insurmountable bureaucratic and management hurdles.
Property Developers
In many ways, property developers are the main guiding force of Phuket’s future. After all, this industry is where huge sums of investment money are being funneled. Commercial and residential projects are literally reshaping the island,d pushing towards urbanization and generally prioritizing economic growth. With a roadmap laid out by government policy, property developers are building the future on the ground, which itself influences policy in a type of feedback loop. Especially in the past few years, Phuket’s real estate sector has become one of the most dynamic in Southeast Asia, attracting billions of baht in investment.
Sansiri (the largest property developer in Thailand) and many other regional players have announced dozens of new projects across the island, ranging from luxury condominiums to exclusive villa communities. In fact, Sansiri alone has plans for nearly 30 projects worth over 33 billion baht in Phuket over the next several years.
Many of these developments are aimed at international buyers. Branded residences, luxury beachfront condos, and resort-style villas are increasingly dominating the landscape as developers partner with global hospitality brands to bring brand recognition and high-end living experiences.
This wave of development is not just reshaping Phuket’s skyline—it’s redefining the island’s economic identity.
Local Entrepreneurs and SMEs
While large-scale developments grab headlines and feature prominently in advertising, local businesses and entrepreneurs play an understated role in shaping Phuket’s future. Restaurants, wellness centers, marine tourism operators, and tech startups contribute to the island’s character.
The health and wellness and martial arts industry is a good example. Alongside its lusted-after beaches, Phuket’s identity is intertwined with this industry. Not only have hotspots like Soi Tai-ed in Chalong exploded as prime destinations for martial arts and health culture, but many independent wellness-oriented businesses have sprouted up, and the trend of resorts offering wellness programs has taken off.
